Problem Identification.
The family is growing rapidly and we need to create more room especially for our two teenagers who want their independence but don't think its a good idea to move out yet on account of the wall street bailout.
Solution options.
1. We could enclose the carport to make 2 rooms out of it. However, they will still be using the common bathroom in the hallway unless we create another bathroom next to the laundry for them. The cost of enclosing the carport and creating a new bathroom is:
Mason (time & material) - $1,300.00
Framer/Carpenter (T&M including 2 windows and an exterior door) - $1,600.00
Plumber (T&M) - $1,500.00
Trim, sheetrock, greenboard, paint - $800.00
Flooring (T&M to include wood decking and laminate tongue and groove and ceramic tile in bathrm) - $800.00
Plus I'm not too comfortable giving them the freedom to come and go as they
please. At least not until they are 18 if they are still here by then. Lenki remmu, you gotta get them focused on value-life.
2. We could clean out the storage stuff from the basement, build shelving in the carport for storage, expand the half-bath in the basement into a full bath, and transform the space into a bedroom and small study area and a kitchenette. The cost of this option is:
Carpenter/Framer - (T&M including 2 windows and an awning at the renovated exterior door) - $800.00
Plumber (T&M to include a 4x6 fiberglass shower) - $700.00
Trim, greenboard, sheetrock, paint - $800.00
Flooring (T&M to include carpet and ceramic tile in bathrm) - $600.00
3. The third option of adding to the footprint of the house was eliminated for cost, insurance, permitting, and other reasons.
We settled on option #2. When we meet next time, I will share with you the result of my
survey of the structural elements and the existing configuration of this basement storage area and how we set about re-configuring the space. Evian, I want you to focus.
